Shorewood Hills was
developed by the Sinclair & Associates General Partnership after being acquired
from the Boeing family in the late 1970s.
The developers originally
planned to clear the land, plat the lots and build to suit buyers.
However due to high interest rates in 1979, the developers pulled out and
sold the 107 lots to individual buyers who build custom homes beginning in the
early 1980s.
Construction was commenced
in Division 1 first, followed shortly by the area in Division 2.
The first lots to be built on in Division 1 were lots 6 and 46 in the
early 1980s. By 1984, 12 houses
were under construction. The last
house to be built in Division 1 was Lot 25 in 1997.
The last house to be built in Division 2 was Lot
18.
Once 85% of the lots were
sold, SHHA took over management of the divisions from the General Partners.
SHHA was incorporated on October 29, 1979 by James E. Sinclair.
SHHA was incorporated
as a non-profit organization consisting of the residents.
Its purpose is to coordinate and direct the efforts to accomplish the
objectives of the corporation stated in the Covenants, Conditions, Restrictions,
and Reservations (CC&Rs). These
CC&Rs were originally published and filed October 1, 1979 and have been revised
from time to time, the latest in 2002.
The Association went
through the usual growing pains and due to a lot of hard work from the dedicated
board members and the residents, the covenants were established, annual budgets
were written and many social committees were formed.
